I just sold a beautiful $300K home in the Providence Highlands, a $150K home in Logan and a $150K home in Wellsville....all in September. Not bad for a slow market I guess. Now I know it sounds like I'm boasting a little but I point this out to show that homes still are selling.


Sellers, as long as your home is priced competitvely and is in good shape...it will sell. Be patient...but be aggressive in how you market and price your home.

3rd Quarter Real Estate Numbers for Cache County

As of the end of the 3rd Quarter there were 765 homes listed on the Multiple Listing Service. The average list price was $256,951. The average market time has been 101 days. Last year at the end of the 3rd Quarter there were 748 listings with an average price of $251,390. The average market time last year was 91 days.


So far in 2008 there have been 874 homes sell with an average sales price of $191,834 and an average Days on Market time of 72 days. We are averaging about 95 sold homes per month meaning that if no more new listings came on the market we would have enough inventory for 8 months.


It seems to be heading to a pretty good buyers market here in Cache County.....time to get out and pick up some good property!

Logan Leads Utah in Appreciation

Logan currently leads the state of Utah in Real Estate Appreciation at 3.67%. That may not seem like a huge percentage but it is very strong for the down market the Nation is seeing. Meanwhile there are areas in CA that are seeing up to 34% DEPRECIATION. In Stockton, CA there 1 in 25 homes are in foreclosure compared to 1 in 226 in the state of Utah.


Cache Valley has only had 420 default notices out of 24,000 single family residences. The valley also has a lower average price per home than the rest of the state. Currently we are around $180,000 compared to $249,000 in Salt Lake County.


Logan is still a very affordable place to buy a home and, although down a little from last year, is still seeing good growth in home values.

Income Property Thoughts For Logan Utah

In 2007 there were only 9 income properties sold in Logan Utah. Income property meaning legal duplex, triplex or 4-plex. The average price was $205,162.


So far this year we have seen 25 properties sold and the average price is slightly higher at $207,266. Obviously the demand for these types of properties has gone up but why hasn't the price?


My belief is that in the Spring-Fall of 2005 there was such a demand for these properties that prices jumped substantially faster than they should have. They have taken the past few years to catch correct and now the demand is picking back up again. I think that the pricing will go up more in the Spring as the market picks up again and demand is even higher.

Cache Valley Market Comparisons

I had a little time on my hands today and wanted to compare the past couple of years of the Cache County Real Estate Market......so here we go!


Jan. 1, 2007 to Sept 6, 2007


During this time there were 1611 new single family / condo listings with the average listing price of a new listing at $225,010. There were 850 single family residences (not condos) closed at the point in the year for 2007. The average price of a sold home was $199,322.


There were also 100 condos sold with an average price of $109,413.


The average Days on Market (Time from listing date to the date an offer was accepted) was 63 days.


Jan. 1, 2008 to Sept. 6, 2008


So far in 2008 there have been 1660 new listings in Cache County with the average new listing price at $226,994. Single family residence sales are at 694 with the average sales price at $200,189.


For condos there have been 80 sales at an average price of $130,903.


The average Days on Market has been 70 days.


Summary: Sales are slightly down from last year (surprise, surprise) with 950 total homes sold by Sept. 6, 2007 compared to 774 so far in 2008. Days on Market has increased slightly as well as the number of new listings.


One bright note is the increase in appreciation for condos in 2008 compared to 2007. Single family homes are slightly up but not by much.


Hopefully this Winter will stay steady and we will see a good increase into the Spring!

Logan Utah Condo Market Update

Here's an update for the condo market in Logan Utah as of August 20, 2008:


Active Condos


There are currently 62 active condos listed on the MLS with an average asking price of $135,796 and an average market time of 98 days. 28 of these are in the 140K to 160K range (can you say Bridgerland Meadows?) and have been on the market an average of 109 days.


Under Contract Condos


There are 10 under contract condos with an average price of $137,340 and an average market time of 70 days.


Sold Condos


Over the last 12 months there have been 92 sold condos in Logan with an average price of $120,921 and an average market time of 43 days. 41 of these have been in the 90K to 130K range.....mostly the Blackhawk and Yorkshire Village condos.


Summary:


With a large number of new construction condos still sitting on the market, it seems that investment wise it is safer and more rewarding to go with a condo built in a well kept area that is around the 100K to 130K price range. Even these condos that are 10-15 years old are still moving better than any new condo that is over priced.

Common Mistakes Homebuyers Make

Here's a list of common mistakes made during the home buying process:


1. Buyers often don't question or compare lenders enough to make sure they are getting the best loan and deal for their situation.


2. Buyers don't act quick enough in making an offer on a property they like and are either outbid or lose out on a quicker offer.


3. Buyers often don't find the right Professional Agent who not only negotiates a fair price for them but doesn't educate them as they go through the buying process.


4. They don't make their initial offer 'look' good to the seller. Often times extreme low offers do more to hurt negotiating position than help.


5. Resale! The average buyer lives in their first home for 4-5 years. They need to make sure that the home they purchase has good resale potential.

Why Home Buyers Need Realtors

Here are a few real estate thoughts:


1. A real estate transaction is complicated. Most of the time, buying or selling a home requires tons of paperwork including disclosure forms, inspection reports, addendums and a 6 page (minimum) Purchase Contract. A Realtor has the knowledge and training to help you avoid delays or costly mistakes.


2. Selling or buying a home is time consuming. Even in a strong market, homes in our area stay on the market for an average of 75 days. And it usually takes another 40 days or so for the transaction to close after an offer is accepted.


3. Real estate has its own terms and vocabulary. If you don't know a CMA from a HUD or know what's the difference between title insurance and home owners insurance you can understand the importance of having the help of someone who does.


4. Real Estate Agents have gone through the process of buying and selling many times. Most people buy and sell only a few homes in a lifetime, usually with quite a few years in between each purchase. And even if you've done it before, laws and regulations change. That's why having an expert on your side is critical.


5. REALTORS provide objectivity. Since a home often symbolizes family, rest, and security, not just four walls and roof, homeselling or buying is often a very emotional undertaking. And for most people, a home is the biggest purchase they'll ever make. Having a concerned, but objective, third party helps you keep focused on both the business and emotional issues most important to you.


6. REALTORS are members of the NATIONAL ASSOCIATION OF REALTORS, a trade organization of nearly 1 million members nationwide. REALTORS subscribe to a stringent code of ethics that helps guarantee the highest level of service and integrity.

Tips for Sellers

For anyone trying to sell their home in today's Cache Valley market, this blog is definitely for you! As of today there are 694 homes for sale in the valley listed by agents. So including owners selling their home For Sale By Owner, there are closer to 750 other homes you, as a seller, are competing against.

Now what does this mean to you? As a home seller you have to set your home apart from your competition. There are a couple of different ways to do this. Today I am going to give you some tips that will help you set your home apart 'physically.'

Presentation Appeal

CLEAR THE KITCHEN AND BATHROOM COUNTERS - Store appliances, containers, bottles, and any other infrequently used items under the counter and out of site. This will make the most important rooms in your house appear larger and more livable.

CLEAN, CLEAN, CLEAN - A clean house can bring thousands more and will always sell faster. Wash the windows, clean the carpets, mop the floors, scrub door frames and light switches, dust the floorboards, scour the bathrooms, change the shower curtain.

USE YOUR NOSE - Make sure your home has a pleasant aroma. Bake cookies or a frozen bread loaf, or burn candles or potpourri. Boil cinnamon sticks. Put a dab of vanilla on a cold light bulb. Grind a lemon in your disposal. Take out all trash, especially the kitchen.

REMOVE YOUR PETS - Many people are afraid of or simply allergic to pets and will not feel comfortable in your home with a pet underfoot. Take them for a walk or to the neighbors during showings. Pay particular attention to pet odors—it will kill the sale.

SILENCE IS GOLDEN - Be polite but avoid getting into conversations with buyers. They need to become emotionally involved with your home and conversation distracts them. Turn off the TV, and put the radio on a classical station.

LIGHT AND BRIGHT - A light and bright house is cheerful and inviting. Open all blinds and curtains; turn on every light including in the closets and basement. Change light bulbs to higher wattage bulbs, and clean light fixtures.

SPLASH OF COLOR - A fresh flower arrangement will add color and fragrance to any room. Put fresh, color-coordinated towels in the baths. Set your table with your nicest china.

DON’T SELL THE FURNITURE - Don’t try to complicate the sale by offering to sell your furniture, rugs, or boat to prospects. Don’t call attention to things the buyer might of overlooked by apologizing for the appearance or condition of your home.

THE QUICK CLEAN - Vacuum, clear the dishes and wipe down the counter, make the beds, pick up the laundry, clear the front porch and front yard of toys, hoses, shoes, etc. This may be your only chance with this buyer, so roll up your sleeves and put some elbow-grease into it.

MAKE SHOWING YOUR HOME EASY - Try to cooperate with agents on the time for appointments. Allow for a key box on your home to ensure all available buyers get to see your home. If someone shows up unannounced, ask for 10 minutes for a quick pick-up and dusting, then let them in. If you can, leave the home while the showing is taking place.

Now, as important and as 'fun' as all this is to do, the BIGGEST thing you can ever do to move your home is to PRICE IT COMPETITIVELY! If you overprice your home you are losing about 90% of the buyers that would normally look at your home. From my experience sellers have more success when they price their home at a price that will move and STICK to that price than when they overprice their home thinking someone will come in with a low ball offer.

Logan #15 in Nation in Appreciation; UT #2

The Logan, UT area has been ranked the 15th highest appreciating area from the 1st quarter of 2007 through the 1st quarter of 2008. We have seen an appreciation rate of 6 % the past year along with a 33% increase over the past 5 years.

Utah as a whole has done extremely well. Over the past 5 quarters in has had the highest appreciation rate as a state (5.58)%; this past quarter it dropped to number 2 behind Wyoming. A couple other Utah cities of note: Provo-Orem ranked 6th at 6.76%, Ogden-Clearfield ranked 9th with 6.64%, SLC ranked 22nd with 5.39% and St. George was at 235th with a drop of 3.65%.

Aren't we happy to own homes in Cache Valley! Now obviously 6% per year is not extremely high compared to a lot of other areas that have seen 20-30% per year; but at the same time we are still going at that consistent rate while most of the nation has began to decline. This is typical of Cache Valley: fairly conservative and extremely consistent.

It's still a great time to buy a home in Utah! Rates are still low, homes are affordable, and owners will continue to build wealth off of property ownership!

Cache Valley Market Update

OK, so I'm going to put you all to sleep with a few statistics about our local real estate world. Now really, stats are important; maybe not as much as working and prospecting and all that good stuff, but they are important to see how we are doing.

What I've done is compared the first 5 months of 2008 to the last 5 months of 2007.
Here we go!

Time Period: August 1, 2007 to December 31, 2007.

The biggest selling price range in the valley were the homes in the $120,000-220,000 range. 255 homes were sold during that 5 month time period. Now compare that to the next $100K range...only 71 total homes were sold. During that time the average price for a sold home was $197,927. The average list price was $220,387 and the average sold price for condos was $114,229.

Now compare that to January 1 -May 20, 2008.

The same 120-220K price range has the biggest number of sold homes at 215 (smaller than the previous time period but with the end of the month the number will be closer to 240. At the next price range the number is once again smaller at 58. The average price sold home is slightly higher at $199,343 and the average list price was 225,642. The average sold condo rose higher to $126,000.

Currently on the market there are 648 homes (not including mobile and manufactured homes) listed and 136 homes under contract.

So what does this all mean to us? Here's my take: The mid-priced home range has continued to be in high demand with buyers....which to me is typical of the economic make up of Cache Valley. The higher priced range has slowed down somewhat but not by much. Obviously the homes are keeping there values and actually increasing somewhat.
I'm personally pretty excited to see the increase in condo values. The 2 my wife and I own have been great investments so far!

So everybody, agents and consumers alike: The market is still going, despite what the rest of the nation sounds like :) Real Estate still is a great investment and there is a lot of money to be made for those who put the work into it!

First Blog - Here We Go!!

Hey everyone, welcome to my blog! My whole goal in starting this blog is to keep buyers and sellers of real estate in Cache Valley Utah up to speed on the changing real estate market. Obviously I can't give a day by day update on how the market is faring; my intent is to give general market updates, tips for buyers and sellers, and answer any questions people may have about the home selling or buying process.

Now besides all this real estate stuff :) I am going to post a lot of different personal thoughts I have about real estate, life and in general: feeling and being successful in all that we do. Who doesn't want to feel successful?

As a little starter, here's a little more about me, my family and my profession!

I have been a Realtor since August of 2003. I specialize in selling residential homes, investment properties and land. I work with local buyers as well as individuals relocating to Cache Valley. My goal is to give my clients the best service I can and stay updated on real estate market in Cache Valley.

I grew up on a ranch in Teton Valley, ID. Our ranch is about 8 miles outside of Driggs, ID. After graduating from high school I moved to Logan, UT to attend Utah State University. After my first year of school I served a mission for the LDS church in the Hawaii Honolulu Mission. During those two years I learned how to serve others, work hard and work well with people.

After Hawaii I came back to USU and graduated with a bachelors degree in Finance with minors in Economics and Marketing. I received my real estate license in August of 2003 and have since then sold over 100 homes, investment properties and lots.

I have been married to my wife Jennifer for 3 years and we just had our first child, Lilian, in May of 2008!!! What a change it's been so far, but I am completely and totally amazed and in love with both the women in my life!
